Despite some predictions, the property market continues to show lots of new growth. 2023 has got off to a flying start, with plenty of 'green shoots' appearing early.
With continuous properties coming to market, we are still seeing offers accepted swiftly, and buyers being in a solid position to move quickly.
The rising level of interest rates from the Bank of England (now at 4%), and the ongoing increases in inflation (currently 10.052%) will undoubtedly begin to impact the affordability of mortgages for some. Much will depend upon growth in the UK markets with some analysts predicting interest rates of 6%, and inflation rates as high as 13% by the end of this year.
However…
The UK property market has an uncanny habit of bucking trends and expectations. Brexit couldn’t slow it, in fact we saw an average 29% increase in house prices from the 2016 referendum, until now. What is amazing about that statistic is when we observe that the majority of that increase has been seen over the last three years. In that time we have seen a global pandemic, a short recession, and a war in Ukraine which has thrown the global cost of living into chaos, and yet the UK property market has remained strong.
Rising interest rates for those on variable mortgage deals has resulted in many fantastic properties (not ordinarily available) coming onto the market at reduced prices. If you are in a position to buy having sought sound financial advice, now is the perfect time to beat those future interest rate rises, and get the property you have always dreamed of.

Earlier this month, we took the opportunity for some well-earned R&R and headed out to the Savoy for dinner. It was fantastic to take some time out together, kick-back and relax.
The new Restaurant 1890 by Gordon Ramsay was the venue for our team night out, which we shared with our good friends at Thomas Legal solicitors, with whom we work closely.
All I can say is WOW! It’s an experience not to be missed if you get the opportunity to go, especially if it's with a great team. 😉
