Sell Your Home Before Christmas

In my ideal world the word “Christmas” would not feature in polite conversation before November: first Halloween, then Thanksgiving (try it, it’s amazing), leading to Christmas. The Holy Trinity.

Unfortunately, if you’re buying or selling property in the UK, you must think a little further ahead. Rightmove states that the average time from offer to completion on a property is currently 130-150 days (4-5 months!) That’s 33% longer than in 2019

5 Tips to get your home sold before Christmas:

1. Set up your solicitor – Instruct a conveyancing solicitor early, and prepare paperwork together now if you want to secure a quick sale.
2. Get your house ready for sale – if there are issues that might come up in a survey and delay the move, consider fixing them now. Consider staging your home with hired furniture.
3. Premium Marketing – utilise professional photography & video. Ensure your property is featured on all of the major portals. Initiate a social media plan. Use market data & local experience to price your property correctly for the current market.
4. Let your agent take the lead – they’re the experts. Your agent will take the lead at viewings and tackle any tricky questions. They will ensure you receive the highest offer, then guide you on negotiations. Your agent will also steer you through the legal process, minimising the chance of a ‘fall through’
5. Choose the right buyer – you want to get the best price, and ideally an attractive buyer in a strong position: chain-free, proceedable, with finances in place to achieve all of the above…. appoint the best estate agent (not all agents are the same!)
